Maintenance Request Procedure

 


 

Now in order to enhance our efficiency in maintenance duties, we’ve improved our information system. And please be advised that you need to read this procedure carefully and follow the instructions when the following events occur.

We insist that all repairs are lodged in writing.

For any general maintenance requests please send an email to repair@firstfusion.com.auproviding as much information of the repairs as possible, including the detail description and photos. Maintenance, unless urgent, is given to tradesmen by the end of the following business day.

Meanwhile, you can also fill in the maintenance request form below. You simply need to write down the detail description and upload photos.

If the damage is found to be caused by the tenant either accidently or maliciously, the tenant is responsible for payment of the repair. The cost will be debited from the tenant’s rental account after 30 day notice.

In the event of an urgent repair ring our office immediately and we shall attend to your problem as quickly as possible. If it is outside business hours then you should take whatever action is necessary to protect your goods and the property from further damage. Refer to your lease agreement and the “Emergency Tradesman” section of this website for more information.

As per your lease agreement the method of access by a tradesman to your property is by use of management keys or with your accompany. They will call your prior to attending on the number you have supplied above.

Blocked sinks/ drains

Should a sink or basin become blocked, first try a drain cleaning product. Be sure to follow the product instruction carefully. If they are still blocked, please let us know as soon as possible. Please be sure not to let the foreign objects (toy, hair, sanitary products etc.) go down the drain. If a plumber who clear pipes, drains, basins or sinks and it is determined that the blockage was caused by something considered foreign, this expense will be billed to the tenant for payment.

Emergency Repairs

Emergency items are generally those that could cause injury to the tenant or damage to the property, and may include:

*Water pipes have broken or burst

*Blocked or broken toilet (if a second toilet is not available)

*Serious roof leak or gas leak

*Dangerous electrical fault, dangerous power point, loose live wire etc;

*Flooding, rainwater inundation inside the property, or serious flood damage

*Serious storm, fire or impact damage (i.e. impact by a motor vehicle)

*Failure or breakdown of the gas, electricity or water supply to the premises

*Failure or breakdown of an essential service or appliance on the premises for water or cooking

*Hot water service failure on a weekend, or long weekend (this would not be considered an afterhours emergency if this occurs on a week night)

*Fault or damage that makes premises unsafe or insecure

*Fault likely to injure a person, cause damage or extreme inconvenience

Afterhours emergency repairs. Should an emergency repair be required after hours then you need to make contact with the emergency tradespeople listed on the front of your lease.

It is always important to know if a repair is an emergency or a general repair. Getting this wrong may be costly to the tenant if the repair is conducted afterhours!


 

Emergencies

Contact us at our office on 02 9633 2339 during normal office hours 9:00 a.m. to 5.30 p.m. Monday to Friday, and 9.30 a.m. to 3.00 p.m. on Saturdays.

For emergency situations after hours call 0452 552 328 and you may be assisted by the manager on duty.

It is always important to know if a repair is an emergency or a general repair. Getting this wrong may be costly to the tenant if the repair is conducted afterhours!
